What we do
From a single bathroom to a complete rebuild of a 1,000 m² villa. Every scope below is delivered by the same team under one contract, one schedule and one point of responsibility.

Complete refurbishment of an existing villa: strip-out, structural corrections, new MEP, finishes, joinery, furniture and handover with a snag-free certificate.

Closed kitchens opened up to the living area, new wet-point routing, extraction, stone worktops and cabinetry made in our own joinery workshop.

Full re-waterproofing to Dubai Municipality standard, re-routed drainage, book-matched stone, concealed cisterns and hotel-grade shower systems.

Guest majlis, formal living and dining rooms — gypsum panelling, decorative ceilings, lighting scenes and bespoke seating to your own dimensions.

The part of a renovation that decides whether the finish still looks new in five years: full rewiring and DEWA-compliant distribution, ducted AC replacement and duct cleaning, re-piping in PPR, smart-home and CCTV backbone, water treatment, and bespoke joinery produced in our own workshop rather than bought in.

The contract is priced against a detailed BOQ and approved drawings. No open-ended "provisional sums". Any variation is quoted and approved in writing before a single worker touches it.
Foremen, electricians, plumbers, tilers and carpenters are on our payroll. Specialist trades are the exception, not the model — so quality and schedule stay under our control.
Dubai Municipality, Trakhees, DDA, developer and community NOCs, DEWA applications, security deposits and access permits — prepared, submitted and chased by our engineering office.
Weekly photo and video reports, a live progress schedule, video walkthroughs on request, and procurement decisions confirmed over WhatsApp. You fly in for handover, not for site meetings.
Waterproofing flood tests, pressure tests on pipework, insulation and load checks, and photographic records of everything that will end up behind a wall — handed to you as a project file.
Workmanship warranty for two years plus manufacturer warranties on equipment. Callouts are handled by our own maintenance crew, usually within 48 hours.

An engineer and a designer visit the villa, survey the existing structure and MEP, and go through what you want to change. You get an honest view of what the building will and will not allow.

A line-by-line BOQ with quantities, materials and unit rates — not a single lump sum. Once signed, that price is fixed and the payment schedule is tied to completed stages.

Layouts, 3D visualisations, MEP and joinery drawings, and a physical material board — stone, tiles, paint, ironmongery — signed off before procurement starts.

Permit package to the relevant authority, developer NOC, deposits and site access. Site protection, waste management and working-hour compliance set up before demolition.

Real 2026 ranges from our own projects, per square metre of renovated area, materials and labour included. Use them to size a budget — the binding figure comes from the BOQ after a site visit.

Ranges exclude authority fees, security deposits and VAT. Villas in older communities usually sit at the upper end because of drainage, waterproofing and electrical loads that no longer meet current standards.
Permits & compliance
Unpermitted work is the most expensive mistake a villa owner can make: stop-work notices, fines, refused DEWA connection and, at resale, a property that does not match its registered drawings. We handle the full package.

Questions
Cosmetic refurbishment starts at around AED 1,200 per m². A full turnkey renovation with new MEP, kitchen and joinery typically runs AED 2,200–3,500 per m², and premium projects with imported stone and bespoke furniture go above AED 4,500 per m². A firm figure is issued after a free site visit and takes into account the villa's condition, the scope and the specification level.
A partial renovation of a 4-bedroom villa takes about 8 to 12 weeks. A full turnkey renovation of a 500–700 m² villa usually takes 4 to 6 months on site, plus 3 to 6 weeks for design and 2 to 4 weeks for approvals, which run in parallel where the community allows it.
Yes. Most works require a permit from Dubai Municipality or the relevant authority — Trakhees in Nakheel communities, DDA inside Dubai Development Authority areas — together with an NOC from the developer or community management. Structural changes, extensions, pools and any modification of MEP risers always require approval. We prepare and submit the full package on your behalf.
No. The contract price is fixed against a signed BOQ and drawings. It changes only if you request additional scope, and each variation is priced and approved in writing before the work starts.
Yes. A large share of our clients are outside the UAE. You receive a weekly photo and video report, a live progress schedule, and video walkthroughs on request. Approvals, procurement and snagging are handled by our team, and you only need to be present for the final handover.
Yes — 24 months of workmanship warranty on all executed works, plus the manufacturer warranty on installed equipment such as air conditioning, pool plant and appliances. Warranty callouts are handled by our own maintenance team.
Yes. We execute third-party designs as a main contractor, and we also produce the full design package in-house when there is no designer on the project. In both cases we take single-point responsibility for the site.
For a full renovation we recommend vacating the villa, mainly because of demolition dust, MEP shutdowns and community working-hour rules. Partial works — one floor, a kitchen or bathrooms — can be phased and zoned so the rest of the house stays usable.
